Homebuilding Costs Soar in Hungary - 2nd Biggest Increase in EU
Recent data released by Eurostat reveals that the cost of constructing new residential buildings in Hungary skyrocketed by 155.4% between 2015 and 2025.

This massive surge represents the second-largest increase across the entire European Union, trailing only behind Bulgaria, which saw a 166.1% rise over the same ten-year period.

To put Hungary's figures into perspective, the average construction price increase across the EU as a whole was 48.2%.

The sharpest annual spikes across the bloc were recorded during the pandemic and post-pandemic years:

2021: 5.8%
2022: 12.2%
2023: 6.9%

Following this turbulent period, price growth slowed down significantly on a continental level, dropping to a modest 2.3% in 2024 and further stabilizing at 1.3% in 2025.

Market-Driven Trends and Regional Contrasts

The Eurostat index tracks the actual amounts paid by clients for construction work (excluding community housing), providing a transparent reflection of market-driven cost trends.

While Hungary and Bulgaria faced dramatic climbs, other EU nations managed to keep residential construction costs relatively stable over the decade.

The lowest price increases in the bloc were recorded in:

Italy: 17%
Greece: 17.3%
Finland: 22.1%

For expats looking to buy, build, or renovate property in Hungary, these figures highlight the intense macroeconomic pressures that have shaped the local real estate and construction sectors over the last ten years.
