Budapest Property Trends: District XIII Maintains Lead While Rising Prices Shift Buyer Focus
Recent data from the DH Group reveals that District XIII remains the most sought-after neighbourhood in the capital. In March, it captured 22.9% of buyer interest, continuing a year-long streak of outperforming every other district in Budapest.

While District XIII holds the top spot, the rest of the leaderboard shows a steady preference for the Buda side. District II secured second place with 17.1% of inquiries, maintaining a consistent level of interest between 16% and 19% since the start of 2025.

Similarly, District XII has seen its appeal strengthen over the past year, with demand currently fluctuating between 12.8% and 16.3%.

In contrast, several traditionally popular areas on the Pest side are seeing a decline in attention. Districts VII, VIII, and IX have all experienced a dip in buyer engagement. The most significant drop occurred in District VIII, where interest fell from 14.6% to 11% over the observed period.

The most notable shift, however, took place in District XI. Once a primary target for buyers, interest in the district plummeted from highs of 20% last summer to 14.7% this March. This reversal is largely attributed to the "Home Start" program.

While the initiative successfully boosted demand for new-build homes, it also triggered a rapid spike in property prices.

Market analysts suggest that in areas like District XI, where the Home Start program pushed valuations up most aggressively, the pool of capable buyers has begun to shrink.

This suggests that overheated pricing is starting to deter demand, prompting house hunters to look toward other districts where they can find better value for their investment.
