Updated: Banks Expected to Soon Offer Home Loans in Hungary Below 3% Interest
Some lenders could soon offer rates below the 3% available under the state-subsidised Home Start housing loan programme, Balázs Sándorfi, head of personal finance website Bankmonitor, told RTL.

The scheme, often referred to as the “3% loan,” allows households to borrow up to Ft 50 million at a maximum interest rate of 3%.

Regulations, however, permit banks to offer lower rates.

“We expect that in September two or three banks may come forward with offers between 2.5% and 3%,” said Sándorfi.

He added that competition is particularly strong for higher-income clients – those earning more than Ft 700,000–800,000 per month – who are likely to secure the most favourable terms.

Lenders offer incentives to attract Home Start borrowers

A number of lenders are offering lower interest rates and other incentives to potential Home Start Programme borrowers.

In a press release on Monday, the first day on which Home Start applications are being accepted, MBH Bank, Hungary's second-largest commercial lender said it was offering Home Start borrowers HUF 100,000 of MOL vouchers.
 

The bank's analysts expect the subsidised, 3pc fixed-rate credit scheme for first-time home buyers to lift lending volume in the coming months.

CIB Bank said it was offering Home Start borrowers a 2.95pc rate for the first five years of the term of the loan, while covering charges for client and collateral certification, as well as fees for registering collateral with the land office. The lender is also offering Home Start borrowers a one-off HUF 200,000 rebate until the end of October.

Granit Bank told MTI it was offering Home Start borrowers a rate of 2.85pc and a HUF 200,000 rebate, while waiving fees.
