Home Prices in Hungary Climb 14.3% in April

In Budapest, asking prices for residential property were up 10.9 percent compared to April last year.
Month-on-month, prices increased by 0.8 percent nationwide, while the capital recorded a slight 0.1 percent decline, suggesting that the market may be entering a more balanced phase after months of rapid appreciation.
According to business daily Világgazdaság, the slowdown was most visible in Budapest, where annual price growth eased from 13.7 percent in March to 10.9 percent in April.
Market analysts linked the moderation to growing buyer caution, affordability pressures and a gradual increase in housing supply.
The capital’s District XIII continues to dominate Budapest’s housing market in terms of supply and investor activity.
The median asking price for homes listed there now stands at around HUF 1.65 million per square metre, while some newer developments are approaching or exceeding HUF 1.8 million per sqm.
Recent market reports also point to widening differences between segments of the market.
Smaller, move-in-ready apartments remain in especially strong demand, particularly among first-time buyers and investors paying in cash, while larger family homes and overpriced renovation projects are taking longer to sell.
Discussions among Hungarian property buyers on Reddit and local forums suggest that realistically priced studio and one-bedroom flats in Budapest often disappear from listings within days.
At the same time, analysts say transaction volumes remain relatively subdued compared to previous boom years.
Several commentators noted that although prices are still rising, the number of completed sales has not fully recovered, reflecting continued uncertainty over interest rates, household finances and the broader economic outlook.
New-build properties continue to outperform the wider market. Earlier industry analyses showed that average prices for newly built apartments in Budapest climbed above HUF 1.8 million per square metre in 2025, with premium central districts exceeding HUF 3 million per sqm for the first time.
