Demand for Homes in Hungary Slows this June - Buyers Benefit

More than 208,000 enquiries were made for homes listed on the site last month, down 4.7% year-on-year and 14% from May. While demand has eased recently, enquiries for the first half of 2025 still showed a slight 1.2% increase.
Buyer activity remained strongest in counties with the most affordable prices, including Tolna (+23% year-on-year), Nógrád (+16%), Bács-Kiskun (+13%) and Szabolcs-Szatmár-Bereg (+12%) counties, chief economist Balogh László noted.
Despite the improving buyer position, first-time homebuyers still face challenges due to high prices.
The psychological threshold for buying a home was Ft 67 million in Budapest, Ft 41 million in county capitals and Ft 30 million in smaller towns.
Balogh warned that, while the pace of price growth has slowed, actual prices have not fallen, and elevated borrowing costs continue to pose a burden for first-time buyers.
