Prices of Panel Flats in Hungary Surge as University Cities Catch Budapest
A new analysis by DH Group shows that Hungary's panel‑housing market continued to heat up in early 2026, with Budapest prices reaching HUF 1.2 mln-1.5 mln per sqm in top areas such as Vizafogó and Gazdagrét.

In these neighborhoods, a renovated panel apartment typically sells for HUF 75 mln–80 mln per sqm, while the citywide average places most transactions in the HUF 55 mln–60 mln range.

Even the cheapest outer‑district estates, such as Havanna, Óhegy, and Újpalota, now start around HUF 900,000 per sqm.

Buyers increasingly prefer renovated units and are willing to pay 10–15% more to avoid construction costs, a trend reflected in Békásmegyer, where average prices reached HUF 60 mln per sqm.

In major university cities beyond Budapest, panel prices have risen sharply as well. Debrecen and Győr are nearing HUF 1 mln per sqm, Pécs and Szombathely remain around HUF 700,000–800,000 per sqm, and Veszprém even recorded a sta ndout sale at HUF 1.3 mln per sqm.

The data suggests that high‑quality, modernized panel homes in regional hubs are beginning to approach Budapest‑level pricing.
