Panel Houses in Budapest May Soon Hit Price Ceiling
An analysis from real estate analysis site Ingatlan.com suggests that Budapest's communist-era prefabricated concrete panel‑housing market may soon hit a price ceiling as the Home Start program brings thousands of new, energy‑efficient apartments to market at under HUF 1.5 million/sqm.

In the most popular districts, such as XI, XIII and XIV, panel prices already range between HUF 1.33 mln and 1.46 mln/sqm, leaving little room for further price growth, as buyers may shift toward similarly priced new‑build units. 

Districts III, IV and IX remain more competitive, with panel house prices of HUF 1.2 mln–1.3 mln/sqm, offering buyers a HUF 300,000 advantage per sqm compared with new homes, which is a difference worth HUF 10 mln–15 mln on a 50 sqm flat. Panel prices in ot her outer districts range from HUF 1.05 mln to 1.15 mln/sqm. 

Nationally, demand for used homes fell by 24% year‑on‑year in early 2026, yet interest in panel house apartments declined by only 9.7%, keeping their share of total inquiries near 23%. In February, the median price in Budapest is HUF 1.25 mln/sqm, which is still 21% cheaper than brick‑built homes.

Pécs (200 km southwest of Budapest by road) offers panels at a median of HUF 888,000/sqm, while Debrecen (220 km to the east) exceeds HUF 1 mln/sqm, and Szeged (175 km southeast) HUF 947,000/sqm.
