New 3% Home Loan Scheme Could Double Home Construction in Hungary, Say Experts
The government’s subsidised 3pc home loans scheme for first time buyers could nearly double the number of home construction projects from their current level by 2026 to 20,000-25,000 new homes, listed real estate broker Duna House said in a press release.

Duna House said the volume of developments starting in 2026 could increase the number of new construction projects on the market by 90-110pc. A larger jump in home completions, however, is only expected in 2027-2028.

Over a five-year period, the building of 50,000 new apartment homes would mean an average of 10,000 additional units per year, which is a 40pc increase compared to the current level.

Duna House chief analyst Peter Szego said the real impact of the programme will be measurable when new apartments appear on the market in larger numbers, which is expected to start in H2 2027. Mass deliveries and the supply turnaround may bring noticeable price competition in the new-build segment in 2027-2028.

In the framework of the Home Start Programme, home loans with fixed rates of 3pc up to HUF 50m will be available to first-time home buyers from September 1. The down payment on the loans is set at 10pc and their maturity up to 25 years.
